Our Services

The Land Use Charge (LUC) is a consolidation of all Land Based Rates and Charges payable in Edo State. It is an annual charge (tax) payable on all real property situated within the territorial boundaries of Edo State. The term “real property” includes a parcel of Land, an Improvement of Land, a wharf, or a pier. The LUC was signed into Law on the 7th of December 2012 and amended in 2013. Implementation began in 2014 with the issuance of the first Demand Notices.

How LUC is Calculated:

The LUC of a property is calculated from the valuation of the property based on:

1. The size of the land

2. The usage of the property

3. The size of the building on the land

4. The location of the property

Calculation Percentage:

The LUC of a property is calculated from the valuation of the property based on:

– Owner-occupied residential: 0.04%
– Residential (commercial): 0.2%
– Industrial and manufacturing: 0.25%
– Commercial: 0.422%

Exemptions:

Certain types of properties are exempt from the Land Use Charge, including:

– Approved public places of worship
– Owner-occupied residential properties of 50 x 100 feet in urban areas
– Public libraries
– Official palaces of recognized traditional rulers
– Community properties solely for meetings, recreation, etc.
– Special exemptions – Residences in densely populated urban areas as gazetted by the Ministry and approved by the Governor

Payment:

The Edo State Executive Council has approved that all payments less of 10% discount made on or before the due date as stated on the demand notice would be accepted as a full and final payment. Note, however, that discounts do not apply to late or partial payments.

Registration of Land Titles

Master Plans and Surveys

We manage master plans, district plans, and survey information, providing valuable data for land administration. Our master plans are updated regularly to reflect changes in land use and development, ensuring that land resources are managed effectively.

Certificates of Occupancy (C of O)

We process and grant C of O for landowners, providing legal proof of land ownership. Our C of O is recognized and accepted by government authorities, giving landowners peace of mind knowing that their land rights are protected.

Rights of Occupancy

We grant rights of occupancy to landowners, allowing them to use their land for specified purposes. Our rights of occupancy are granted in accordance with legal requirements, ensuring that landowners can use their land for the intended purpose.

Consent to Land Transactions

We grant consent to land transactions, ensuring that all transactions comply with legal requirements. Our consent process is efficient and transparent, helping landowners complete transactions quickly and effectively.

Land Use Allocation Committees

We supervise all Land Use Allocation Committees in Edo State, ensuring fairness and transparency in land allocation. Our supervision helps to prevent corruption and ensure that land is allocated based on merit and need.

Public Awareness
